Note: This Concept Plan is being revised based on the lot size survey from interested investors

CCP is a for profit entity created by EPIC to manage the EPIC City Project. CCP board members are volunteers assigned to manage the EPIC City Project. EPIC is the only beneficiary of profits from the project.
To purchase a lot in EPIC City, First you must first invest to purchase a share with CCP. Each share purchased will guarantee you one lot in EPIC City. For example:
- If you purchase 1 share, you will be guaranteed one lot in the EPIC City with a 15% discount on the lot price
- If you purchase 2 shares, you will be guaranteed two lots in the EPIC City with 15% discount on the lot price, and so on. Lots can be of different sizes.
Cost per Share is 80,000$
- If you intend to buy one share, you can pay full 80,000$ right now and buy 1 share right away OR Pay half $40,000 right now and get half a share now and then pay another half $40,000 due by Dec31st, 2024 and get another half a share that will make it a 1 share.
Please note that you must buy one share to be eligible to buy the lot
- If you intend to buy two shares, you can either pay full $160,000 right now and buy 2 share right away OR Pay half $80,000 right now and get 1 share and then pay another half $80,000 due by Dec31st, 2024 and get another 1 share that will make it a 2 shares in total.
- If you intend to buy 3 or more shares. Full Price is due right now. $80,000 per share.
- For the Current 1000 Interested Deadline is April 30th, 2024 to deposit funds, PPMs Signed and Accredited letter Provided.
- For any newcomers interested investors not part of the first 1000 group will be given shares on first come first serve basis for any shares gap created by the first 1000 group until April 30th .
- On May 1st, 2024, All Interested investors irrespective of the status can purchase remaining shares based on first come first serve basis.
All shareholders must have received a contract called PPM by now via EMAIL from Imran Chaudhary via Signwell. Please check your email junk folder. If not received contact us immediately at [email protected]
Simply, We need three things from you to give you a share
- Funds Transfer: instruction are given in the PPM package sent to you via email
- Signed PPM

For Individuals:
- Net worth over $1 million, excluding primary residence (individually or with spouse or partner)
- Income over $200,000 (individually) or $300,000 (with spouse or partner) in each of the prior two years, and reasonably expects the same for the current year
For Entities like LLCs and corporations, etc and other types, please checkout the SEC website or ask your CPA/Attorney.
For you to purchase a share in this investment, you need to obtain a letter from your Accountant or CPA or personal attorney or Financial advisor on their letterhead stating that you are an accredited investor. Please make sure it has the exact information such as name, phone, email, physical mailing address same as given in the PPM package. Make sure to mention your PPM package number on your accredited letter. attach it to the Jot Form here.
Each package has to be approved by CCP. At the reception of package, we will review and approve the package after we have verified the funds deposit, PPM, and accreditation letter. The time to get the approval back is approximately 2 weeks after the Funds, PPM, and Accreditation letter is received.
As mentioned above, purchase of each share will guarantee you one lot in the EPIC City with 15% discount on the LOT price
- Available lots sizes ranges are 4800SF, 6000SF, 7000SF, 10,000SF
- The price per SF range is between $25 – $30 per SF for the developed lots depending on the location of the lot before the 15% discount. The price for the premium developed lots (closer to masjid, Backyard opening to Green spaces) is $31–$35 before the 15% discount.
- These price ranges will not change, and these prices include Purchase of the land, Land Development Cost, Masjid & School Construction, Parks. This means that you will not have to pay for the masjid, school, and Parks construction.
- Our Goal is to start handing out developed for house construction in 2 and half to 3 years after the closing on the land. Inshallah, closing on the land is expected in the middle of the June of this 2024.
- At the time of purchase of lots, all $80,000 will be credited towards the purchase of the lots.
Lets take few examples to explain:
Example 1:
You purchased 1 share and you are interested to purchase a 4800SF lot. How much total amount you will have to pay for the purchase of a 4800SF Developed lot?
- One Share purchased: $80,000
- Starting lot price for each lots size is $25 per SF that makes the price of a 4800SF lot to be 120,000 before investor discounts
- Take out 15% investor Discount which makes the Price $102,000
- Now, take out the $80,000 you have paid already for the share
You pay $22,000 in ~3 years to purchase a 4800SF lot
Example 2:
You purchased 1 share and you are interested to purchase a 6000SF lot. How much total amount you will have to pay for the purchase of a 6000SF Developed lot?
- One Share purchased: $80,000 (Remember share price is the same irrespective of the lot sizes)
- Starting lot price for each lots size is $25 per SF that makes the price of a 6000SF lot to be 150,000$ before discount
- Take out 15% investor Discount which makes the Price $127,500 after discount.
- Now, take out the $80,000 you have paid already for the share
- You pay $47,500 in ~3 years to purchase a 6000SF lot
Example 3:
You purchased 1 share and you are interested to purchase a 10000SF lot. How much total amount you will have to pay for the purchase of a 10000SF Developed lot?
- One Share purchased: $80,000 (Remember share price is the same irrespective of the lot sizes)
- Starting lot price for each lots size is $25 per SF that makes the price of a 10000SF lot to be $250,000 before investor discount.
- Take out 15% investor Discount which makes the Price $212,500 after discount
- Now, take out the $80,000 you have paid already for the share
- You pay $132,500 in ~3 years to purchase a 10000SF lot
Example 4:
- You purchased 1 share and you are interested to purchase a 10000SF lot that is next to masjid. How much total amount you will have to pay for the purchase of a 10000SF Developed lot?
- One Share purchased: $80,000 (Remember share price is the same irrespective of the lot sizes)
- The maximum lot price per share for the most premium lot is $35 per SF that makes the price of a 10000SF lot to be $350,000 before investor discount.
- Take out 15% investor Discount which makes the Price $297,500 after discount
- Now, take out the $80,000 you have paid already for the share
- You pay $217,500 in ~3 years to purchase a 10000SF lot
So the prices ranges vary from $102,000 to $297,500 depending upon the lot size and the location of each Lot.
Please Note:
- A developed lot is ready to build the house. It has all utilities needed to build the house.
- Please note that price of the lots you pay above cover Land purchase cost (~17M with closing and other expenses), Land Development of roads and utilities (~107M), Construction of EPIC 2.0 Masjid, Construction EPIC QCA School, Parks (~$25M).
- Please note that you have 5 years to build the House after you have the possession of the Lot in ~ 3 years.
- A lot owner is free to choose any financing institute they prefer. To provide convenience for our investors, we are working with Islamic Financing companies to ensure that Islamic Financing is available.
- To ensure the aesthetics of the community and availability of construction loan, we will provide you a list of home builders that you can select from to build your house OR bring your own custom builder after the approval from CCP management. The idea is not to restrict the community to a few financing companies or builders, rather to ensure adherence to community development guidelines, for the benefit of all and making the community look a nice one, inshaAllah!
- For the Horizonal Development of the land, we have hired a well-known national engineering firm to send out Bids and guide us through the process. We will have to follow the MUD rules that provide certain rules and guidelines for the bidding process.
Fees are determined by the HOA board which will be established at the end of the developments before handing over the lots. HOA board members are responsible for the HOA activities.
Transfers are controlled by Article Eight. Please review and if any specific questions, we can ask our attorneys.
CCP intends to donate portions of the Land to EPIC for the Masjid and the private school, and also intends to donate to EPIC one hundred percent (100%) of the net proceeds from the sale of Lots, all to further the objectives of the Masjid. As a result (and because your investment is credited to the purchase price of your Lot), CCP does not intend to generate a return of or on capital invested to investors. However, investors will receive their percentage share of the charitable deductions resulting from the profit of single family lots sales from CCP’s donations to EPIC. To understand the % of charitable donation for investors, we have asked our CPA for the calculations. We will share with our investors as soon as we get information from our CPA firm.
Annually, the General Partner will file an informational tax return, using IRS Form 1065. In addition, the General Partner will annually provide each limited partner a schedule K-1 report.
All income/profit from this project is for charity purposes. All profit going to CCP will be donated for EPIC use. The purpose and vision is to create a self funded EPIC organization for the benefit of the community for generations to come.
This is question of the EPIC management not for the CCP management.
Your money will not be used until we acquire the land. We will return your money in full if we are not able to secure the land.
